Which Oahu neighborhood is right for you?
Each one moves at its own speed. Start with the two I track every week, then the rest of the island.
Oahu is not one market. It is dozens of neighborhoods that price, sell and move differently, sometimes five miles apart. The right neighborhood depends on your budget, your commute, the kind of home you want and how much weather and distance you are willing to trade for space. The useful way to compare them is with closed sales and selling times, not with averages for the whole island.
- Island-wide averages hide more than they show. Compare neighborhoods on their own closed sales.
- Kailua and Hawaii Kai are the two areas I track every week, sale by sale.
- The same budget buys very different homes across the island. Decide what you are trading for.
- Selling times and the share of listings that sell vary by neighborhood and change over time.
Kailua
Windward Oahu, on the other side of the Koolau range from Honolulu. Kailua is a beach town with a walkable center and neighborhoods that range from canal-front to hillside, each pricing on its own terms. I track Kailua sales every week, including the seller credits that never show in the recorded price. See what Kailua homes actually sold for, or walk through recent Kailua homes with me.
Hawaii Kai
East Honolulu, built around the marina below Koko Head. Hawaii Kai mixes marina-front homes, hillside subdivisions and townhome communities, and the pricing story changes from one pocket to the next. It is the other area I track every week. See what Hawaii Kai homes actually sold for, or watch the Hawaii Kai home tours.
Everywhere in between
Kailua and Hawaii Kai are where I spend the most time, but I work the whole island: Honolulu and Diamond Head, Kaneohe, Kapolei and Ewa Beach, Mililani and central Oahu. The method does not change with the ZIP code. Closed sales, credits included, a clear read on what they mean for your situation, and a plan you can follow.
How to read a neighborhood
Three questions tell you most of what you need. What did similar homes close for, after credits? How long did they take, and what share of listings actually sold? And what is different about this pocket: the lot sizes, the age of the homes, flood zones, the association rules, the view lines. Online estimates answer none of those. The sold report and the odds report answer the first two. A conversation answers the third.

Which Oahu neighborhoods do you work in?
All of them. Kailua and Hawaii Kai are where I spend the most time and track most closely. I have sold homes and helped buyers across the island.
Where can I see what homes sold for in a specific neighborhood?
The sold report covers it, with the seller credits included.
Will you add more neighborhood pages?
Yes. Each one is written from closed sales and real local detail, not from a template, so they are added as the data supports them.
