Kailua is running about 61% odds of selling. Hawaii Kai, about 58%.
MLS data, refreshed monthly. Figures reflect the latest refresh.
That is how many homes that went on the market actually found a buyer. The rest came off without one. Those are regional averages, though. Inside Kailua the range runs from 43% to 87%, and inside Hawaii Kai from 24% to 79%. That spread, not the average, is what decides your timing.

Your neighborhood has its own number
That spread is the whole decision. Two owners a few streets apart, in the same region, can be facing very different odds. List into falling odds and you chase the market down. Wait on rising odds and you may sit out the best window you get.
I pull the MLS data neighborhood by neighborhood, with where each one sits today and which direction it has moved. That means the report covers most neighborhoods, not all of them. If yours is missing, reply and I will run it.

Questions owners ask
What if I am not planning to sell anytime soon?
That is most of the people who ask for it. Plenty of owners just want to watch which way their neighborhood is moving over time. These are useful numbers, not a sales pitch. Take it, keep an eye on the direction, and do nothing else with it if that is what suits you.
What do the odds of selling actually mean?
It is the share of homes that went on the market and found a buyer, measured against everything that was listed. The homes that came off without a buyer count too. A high number means most sellers who listed got it done. A low number means a lot of them did not.
Where do the numbers come from?
The MLS, pulled neighborhood by neighborhood rather than through an automated feed. That is why the report covers most neighborhoods and not every single one.
Why does my neighborhood matter more than the regional average?
Because the spread inside a region is wide. Two owners a few streets apart can be facing very different odds, and the regional average hides that completely.
Does this cost anything, and will I get a sales call?
No cost, and I will not call you. You get the report by email. If you want your specific property run, reply to that email with the address and I will do it.
