I pulled the ownership records for our neighborhoods and counted where recent buyers were actually living when they bought. Here is what the records show, and the breakdown for your neighborhood is yours free.

How this was counted: every parcel whose most recent recorded sale falls in the last twelve months, read against the owner’s current tax billing state. A Hawaii mailing address counts as island. This is a floor, not a ceiling. A buyer who moved in after closing already reads as local, so the real share who were off island when they bought is higher. Source is a 3,000 parcel sample per neighborhood.

They never walked into an open house. Somebody put the home in front of them where they lived, and that is who they bought from.
