VA Loans and Military Home Buying on Oahu

Some Oahu sellers are carrying VA or FHA loans at rates well below what a new loan costs today, and those loans can transfer to a qualified buyer. Assuming one means you take over the seller's existing rate and payment instead of financing at today's numbers, which can change your monthly cost significantly. You still have to qualify with the lender, and these listings are almost never advertised as assumable, so the hard part is knowing which ones they are. I keep a current list of Oahu homes with assumable financing and update it as new ones come on the market.
